Understanding the Role of Your HVAC System in Controlling Mold

Mold growth is an unwanted problem for most commercial property managers. Once overlooked, it will not only compromise indoor air quality, but may cause discomfort and irritation for the building’s occupants. Fortunately, an adequate, well-maintained HVAC system is integral in preventing mold growth and spores from dominating your facilities.

However, HVAC units are also susceptible to mold development. Most HVAC installation companies would remind you that air conditioning systems, along with piping and drain pans, can be sources of mold growth and the dispersal of mold spores throughout an establishment. Take the necessary measures to effectively control this dilemma by:

  • Utilizing ventilation and dehumidification equipment. This helps get rid of excess indoor moisture in your commercial property and eliminates the potential for mold growth.

  • Checking the coils and drain pans.  The water and microbes in the drain pans will immediately result in mold growth. Remember that the coils dehumidify the air and cause condensate water to drip into the drain pan. To avoid spending a lot on frequent HVAC repairs, always ensure the drain pan is properly sloped and cleaned.

  • Regularly replacing the air filters. Dirty air filters are inefficient at trapping mold spores and other contaminants. Keep in mind that these particles will contaminate your unit if you don’t change the filters at least once a month.

  • Check the air intake. If organic materials accumulate in the air intake, microbes and contaminants will be transported into your HVAC system. Keep this area clean by removing standing water, etc.

  • Calling for regular inspections. While there are preventive measures you can always consider, you should note that to guarantee your systems are working properly and efficiently, a trained expert must run in-depth inspections first.
